Important Advisory Notes
Transfer fees in Bahria Town are payable via pay order or demand draft in favour of "Bahria Town (Pvt) Ltd." Cash payments are generally not accepted at the transfer counter. AIWA recommends preparing payment instruments in advance to avoid processing delays.
Properties with ongoing installment plans require special handling. If the original allotment is on installments, the remaining balance must either be cleared or formally transferred to the buyer with Bahria Town's written consent. AIWA verifies installment status as part of our due diligence before any transfer commitment.
For constructed properties (houses, villas), additional documentation including building completion certificate, utility connection transfers (Sui Gas, WAPDA within society), and maintenance fee clearance may be required. AIWA's transfer facilitation service covers all these requirements.
Transfer Fee Questions
The transfer fee for a 5 Marla residential plot in Bahria Town Lahore is approximately Rs. 90,000 (transfer fee) plus Rs. 50,000 (membership fee) for a total of Rs. 1,40,000 excluding documentation charges and stamp duty. Rates may vary by sector and plot category.
Yes. Overseas Pakistanis can execute property transfers through a Special Power of Attorney (SPA) attested by the Pakistani Embassy or Consulate in their country of residence. AIWA facilitates remote transfers end-to-end, coordinating documentation, verification, and final handover.
A standard transfer takes 7–15 working days from submission of complete documentation. Expedited processing may be available for an additional fee. Delays typically occur due to incomplete documentation or outstanding dues on the property.
Bahria Town is a private society and issues its own internal NOC as part of the transfer process. No external LDA NOC is required. The society verifies clear title, outstanding dues, and membership status before issuing the transfer NOC.
All outstanding dues — including development charges, maintenance fees, and installment arrears — must be cleared before Bahria Town will process the transfer. The seller is typically responsible for clearing these dues, but this should be verified in the sale agreement.
