About AIWA Properties

AIWA Properties is a real estate investment advisory and brokerage firm based in Lahore, Pakistan. Our role is to help investors — both local and overseas Pakistani — evaluate and select residential and commercial property projects. We operate as an independent advisory firm and, in select cases, as an authorised sales partner for specific developers (currently including Dream Gardens Multan Phase 2).

We are not a property developer. We do not build, own, or guarantee the delivery of any project we recommend. Our job is to provide honest, research-backed guidance to help you make your own informed decision.

Nature of Our Services

AIWA provides property investment advisory and brokerage services. This includes:

  • Project evaluation and comparison across Lahore, Islamabad, and Multan
  • Access to current rate sheets, payment plans, and developer materials
  • Assistance with booking, documentation, and possession coordination
  • Guidance for overseas Pakistanis on Power of Attorney, Roshan Digital Accounts, and remote investment processes

Our services are advisory in nature. We present information, share our analysis, and facilitate introductions to developers — but the investment decision is always yours. Nothing we say, write, or present constitutes financial, legal, or investment advice in a regulated professional sense. We strongly recommend that you conduct independent due diligence before committing funds to any property.

Pricing and Property Information

All prices shown on this website are indicative only. Property prices, payment plans, and availability change frequently — sometimes daily. The figures on our site represent our best understanding at the time of publication but may not reflect current developer rates.

Before making any booking or financial commitment, always request a current rate sheet directly from us or the developer. AIWA accepts no liability for decisions made on the basis of outdated pricing information displayed on the website.

Similarly, descriptions of amenities, completion timelines, NOC status, and other project details are provided in good faith but may change. Developers retain the right to modify projects, and AIWA cannot be held responsible for changes made by a developer after the time of publication.

No Investment Return Guarantees

Real estate investment carries risk. Property values can go up or down. Rental yields are not guaranteed. Development timelines can slip. Developers can face financial difficulties.

AIWA does not guarantee any return on investment, rental yield, capital appreciation, or timely project completion. Any projected figures (e.g., "expected rental yield" or "growth trajectory") are estimates based on market data available at the time — they are not promises or forecasts.

By using our advisory services, you acknowledge that you understand these risks and that you are making your investment decision independently.

WhatsApp and Communications

When you send us a WhatsApp message, email, or call us, you consent to AIWA Properties contacting you via those channels to respond to your inquiry and provide follow-up advisory assistance.

We will not add you to bulk marketing lists without your consent. If you no longer wish to receive messages from us, simply tell us and we will stop immediately.

Please note that WhatsApp communications pass through Meta's servers and are subject to WhatsApp's own terms and privacy policy. AIWA is not responsible for the security of messages transmitted via third-party platforms.

Intellectual Property

All content on this website — including text, photographs, graphics, guides, analysis, and data — is the property of AIWA Properties unless otherwise noted. You may not copy, reproduce, republish, or redistribute our content without prior written permission.

You are welcome to share links to our pages and to quote brief excerpts (with attribution) for personal or journalistic purposes. Developer floor plans, brochures, and payment schedules belong to their respective developers and are displayed on this site with permission.

Limitation of Liability

To the fullest extent permitted by Pakistani law:

  • AIWA Properties shall not be liable for any loss or damage — financial, reputational, or otherwise — arising from reliance on information provided on this website or during an advisory consultation.
  • We are not liable for decisions made based on outdated pricing or project details.
  • We are not liable for developer default, project delays, or changes to project specifications.
  • Our total liability to any individual, in any circumstance, shall not exceed the brokerage fee actually paid to AIWA in connection with the specific transaction giving rise to the claim.

Nothing in these terms limits our liability for fraud, wilful misconduct, or any liability that cannot be excluded under applicable law.

Governing Law

These Terms and Conditions are governed by the laws of Pakistan. Any dispute arising from your use of this website or our services shall be subject to the exclusive jurisdiction of the courts of Lahore, Pakistan.

If you are accessing this site from outside Pakistan, you do so at your own initiative and are responsible for compliance with local laws in your country of residence, to the extent they apply to your use of this site.
